Thinking of moving to Chelmsford? This Essex location certainly has a lot in its favour. Take, for example, shopping precincts, sports facilities like ice rinks and cricket grounds, and top private and state schools. Chelmsford Cathedral and the rivers running through the town give the place a picturesque flavour and there are a number of parks for open space and fresh air. Hylands Park on the outskirts of town is 500 acres of open space, also containing Hylands House.

Chelmsford also has handy transport links into London, making it a favourite with commuters. The mainline railway station links Chelmsford with London Liverpool Street in 30 minutes. There are also major roads nearby including the M25 and the M11, meaning it is possible to quickly reach many different parts of the country by car. Use these transport links to reach attractive areas of the countryside like Little Baddow or Maldon. If you are looking for a flat to rent in Chelmsford, consider these factors before you sign on the dotted line.

Set Up a Long Viewing List

There is a large variety of flats to rent in Chelmsford so don’t feel you have to settle for the first one you see. See plenty of flats in a variety of locations, even in different price ranges. You will get a better feel for what is good value and what is not worth the rent. You may also be able to negotiate a better deal on a flat when you consider how it is priced alongside similar properties. When you visit, take a notebook or your phone and make notes so you can compare flats when you discuss the day’s viewings with your partner, friends or family.

When you have a shortlist, go back to view the properties again; at least from the outside. Visit at a different time of the day to see if there is a marked difference in noise levels or any issues with traffic.

Check the Fixtures and Fittings

Look at the quality of the fittings including the doors and windows and also the heating and lighting systems. Ask questions to find out when refurbishments were last made and whether anything needs to be done to the property in the coming months or years. Is the central heating system efficient? How old are the pipes? What is the approximate heating bill for the flat? Check that the fittings you need are included – for example, a shower or a washing machine.

Look at the Layout

Consider how you will live in the flat – are there any strangely shaped rooms that don’t let in much light? Will you be able to fit your furniture into the space? Are rooms joined together in an open-plan layout or are there many different spaces? It can be difficult to picture how the place will look with your things whether the property is empty or still lived in but try to imagine. Ask whether you can paint walls, or move the furniture if the flat comes furnished.
